Alpine Shire Council’s current lease for commercial space at 5 Elm Court, Bright, which is currently occupied and trading as Freestyle Dance School, will expire in April 2026.
In accordance with Council’s Community Engagement Policy, Council is seeking expressions of interest for the lease of this commercial space.
The lettable area of the premises is approximately 182m2. Toilets are located on the premises for exclusive use by patrons.
The land is zoned General Residential Zone, and the lease will be subject to relevant permits being obtained. In addition to outgoings, all submissions should include a proposed annual rent (excluding GST).
The rent will be subject to annual Consumer Price Index reviews with exception to the commencement of a further term when a market review may be undertaken. A maximum letting period is set at 5+5 years; however, shorter lease terms will be considered and should be detailed in the submission. Lease commencement date would be in April 2026.

All submissions must be received by close of business on Friday, 31 October 2025 to be eligible for consideration.
Applicants should outline their business plan and, as a minimum, include:
Product or service offering
Size of business including staff levels
Forecasted revenue and expenses (specific to the venue)
Current experience
Trading days and hours
Letting period
Social impact (e.g., demonstrated contribution to the community through support of local community groups and events, etc.)
Environmental impact
Business references
Alignment to Council plan - Council Plan 2025-29
Applicants should be prepared to further discuss in detail the high-level business plan they have outlined below.
Applicants should outline any requirements they may have of Council as part of their proposal. There is no need to detail items required by law of rental providers.
